The Challenge

Our clients — a family of four who had recently purchased their forever home in San Ramon's Tassajara neighborhood — loved the home's layout and location but were less enthusiastic about its 1980s aesthetic. Every surface was original: oak cabinets, builder-grade appliances, single-pane aluminum windows, carpet throughout, and three bathrooms straight out of 1985.

Their goals were clear:

  1. Modernize the entire home while preserving its functional layout
  2. Improve energy efficiency — the old aluminum windows were drafty and costly
  3. Create an open, family-friendly kitchen — the original kitchen was closed off and cramped
  4. Upgrade all three bathrooms to modern, spa-like spaces
  5. Complete the project before the school year started — a hard 12-week deadline

Our Approach

Phase 1: Planning and Design (Weeks 1-2)

We started with a comprehensive design consultation. Our team visited the home, assessed the existing conditions, and worked with the clients to define their vision:

Design Decisions:

  • Kitchen: Remove the wall between the kitchen and family room to create an open-concept space. New shaker-style cabinets in a soft white, quartz countertops, and a large island with seating.
  • Primary Bath: Complete reconfiguration — remove the oversized Jacuzzi tub (rarely used) and replace with a walk-in rain shower. Heated floors, freestanding soaking tub, and a double vanity with quartz tops.
  • Guest Bath: Modernize with a curbless shower, new vanity, and large-format porcelain tile.
  • Powder Room: Full refresh with a floating vanity, wall-mounted toilet, and a statement accent wall.
  • Windows: Replace all 18 windows with Anlin vinyl double-pane units with Low-E glass.
  • Flooring: Remove all carpet and install wide-plank luxury vinyl plank (LVP) throughout — durable, waterproof, and family-friendly.

Phase 2: Demolition and Structural Work (Weeks 3-4)

Demolition revealed a few surprises — as it always does in homes of this age:

  • Water damage behind the primary bathroom shower — addressed with new drywall and mold remediation
  • Electrical updates needed — the kitchen required a new dedicated circuit for the island and a panel upgrade to handle modern appliances
  • The kitchen wall we planned to remove was load-bearing — requiring a structural beam installation

We communicated all discoveries immediately, provided transparent cost adjustments, and kept the project moving.

Phase 3: Windows and Rough-In (Weeks 5-6)

With the home opened up, we installed all 18 Anlin windows in 3 days. The transformation was immediate — the new windows let in dramatically more light and eliminated the drafts the family had been feeling since move-in.

Simultaneously, our plumbing and electrical teams roughed in the new kitchen island, the primary bathroom's reconfigured shower, and the updated electrical panel.

Phase 5: Final Details and Walk-Through (Week 12)
